Skylight Replacement on Queens Flat Roofs

Skylight replacement by Foundry Roofing covers the whole assembly. We remove the old unit and set a new one on a sound curb, flashed into flat and low-slope roofs on commercial, multi-family and single-family buildings. When you call, we book a visit to measure the opening.

Replacement signs

Leaking, cracked or fogged: is it time to replace?

Match what you see to what failed. When the unit itself is sound, a reseal or reflash of the frame may be all it needs.

Process

Five steps on replacement day

Apartment buildings, co-ops, condominiums, mixed-use buildings, offices and warehouses make up the bulk of our skylight work.

  1. Removal

The old skylight comes out and we check the curb and deck below it.

  2. Curb rebuild

Weak curbs are rebuilt, and where rot reaches the sheathing we redeck that section of the roof.

  3. Setting

The new unit goes in with its flashing kit.

  4. Reflashing

Membrane tie-in to the TPO, EPDM or modified bitumen, plus repair of the surrounding membrane where it has aged.

  5. Finish

Leak testing at the seams, then interior trim repair and cleanup.

Mounting and opening

Curb-mounted skylights sit on a raised frame that lifts the glazing above standing water, which is why they suit flat and low-slope roofs. Deck-mounted units fasten straight to the sheathing on pitched roofs. Fixed units admit light only. Venting units open for air, and a roof hatch gives access.

Glass or dome

Insulated, tempered glass with a Low-E coating blocks UV and cuts heat loss and condensation. Polycarbonate and acrylic domes cost less, but they yellow and craze in sun. Each new unit carries its manufacturer warranty.

FAQ

Before the old unit comes out

How long does the replacement take?

One visit for a straight swap on a sound curb. A curb rebuild or deck repair adds time, stated on your estimate.

Does the roof around it get opened up?

Yes, a strip around the curb, so the new flashing can tie into the membrane before it is sealed.

Will a new unit fit the old opening?

Usually. We measure the curb at the estimate visit and build a new curb or order a custom size if needed.

What does the warranty cover?

The manufacturer warranty covers the unit and glazing. Terms for our curb and flashing work are written on your estimate.
