Which membrane fits your roof

The right sheet depends on sun exposure and on what the building vents onto the roof.

How we fasten, weld and insulate the sheet

Fully adhered membrane is glued to the cover board edge to edge, which suits concrete decks and roofs exposed to hard wind. Mechanically attached sheets are screwed through plates into steel or wood decks, with tighter rows at corners, where uplift peaks.

We weld every seam with hot air, then probe it once cool. Polyiso insulation underneath sets the R-value. Each commercial single ply roofing job follows the manufacturer's spec, so the manufacturer warranty holds. What a long-term commercial warranty actually covers is worth checking before you sign.

Single-ply roofing FAQ

Before you sign for a membrane roof

Can a new membrane go over the existing roof?

Often yes, when the deck carries one roof and the insulation is dry. Core cuts tell us. Wet insulation or two existing roofs means a tear-off.

How long does single-ply last on a Queens building?

Well past its warranty term, with seams welded right and a yearly inspection. Thicker 60 or 80 mil sheets outlast 45 mil around rooftop units.

Can tenants and businesses stay open during the work?

Yes. Single-ply goes down with hot-air welders and adhesive, with no kettles or torches. We work in sections and seal each one watertight at the end of the day.
