Times we will tell you not to paint
Wet insulation under the membrane stays wet beneath a coating and keeps rotting the deck. Blisters across the whole field mean the membrane has lost its bond. When the deck gives underfoot or the roof is at the end of its life, put the money toward what renovating or replacing the roof costs instead.

Can tenants stay in the building during the work?
Yes. Apartment, retail and warehouse tenants stay in. We schedule solvent products with management so rooftop intakes can be shut.
What weather does the coating need, and how long does it cure?
Dry decks, surface temperatures above roughly 50°F and no rain for several hours. Acrylic is rain-safe the same day and fully cures within days.
Does a reflective cool roof coating noticeably lower cooling bills?
Usually yes on one- and two-story warehouse and retail roofs. White surfaces stay far cooler than black EPDM in July, so rooftop units run less.
Can a pitched shingle roof on a single-family home be painted?
We do not recommend it. Paint holds moisture in asphalt shingles. Rejuvenation, a treatment made for shingle roofs, suits that roof better.
