Membrane Roof Repair Matched to Your Membrane

Membrane roof repair is the work Foundry Roofing does on leaking TPO, EPDM, PVC and modified bitumen low-slope roofs. We fix seams, punctures and flashing on commercial and multi-family buildings across Queens.

Every patch is cut from the same membrane as your roof.

Defect and repair

Match the damage you see to the repair we make

Each defect gets its own repair.

Split seam or open lap

Cleaned to bare membrane, then re-welded, or re-seamed with primer and tape on EPDM.

Blister

Cut out, dried underneath and patched past the sound edges.

Puncture

Compatible patch over the hole, welded or adhered to suit the sheet.

Flashing pulled from a wall or curb

Re-flashed and terminated under bar and sealant.

Loose or billowing membrane

We re-adhere the sheet or add fasteners and strip them in.

Ponding water and storm damage

Patched, and then we correct the drainage that let the water sit.

Cannot find the leak? Start with a full commercial roof inspection that maps the membrane before anything is cut.

Seam and patch methods by membrane type

TPO will not heat-weld to EPDM, and asphalt mastic attacks PVC. Mismatched patches fail at the edge, right over the old leak.

Repair or replace

Is your roof still worth repairing?

Local damage: repair it

Yes, when the damage is local: one seam, one puncture, one flashing run. The surrounding sheet is still bonded over dry insulation.

Roof-wide failure: price it straight

Roof-wide failure is a different job. When shrinkage pulls the membrane off walls on every side, laps open across the field, or core cuts show wet insulation, we say so after the roof walk. Then we price recovering or tearing off the worn membrane, or replacing a roof past patching, so no board pays for patch after patch.

Membrane roof repair questions

What boards and owners ask us

Can you repair a membrane another contractor installed?

Yes. Our membrane roof repair starts by identifying the sheet and its thickness, whoever installed it. That also sets what a commercial membrane repair typically costs.

Does a repair affect the manufacturer warranty?

It can. Some warranties only cover repairs made to the manufacturer's specification, so we read your warranty terms before work starts.

Can you stop a membrane leak in cold or wet weather?

Yes, temporarily. We seal active leaks with a compatible emergency patch, then make the permanent repair once the surface dries.

Do you work on occupied co-op, apartment and mixed-use buildings?

Yes. Repairs happen on the roof, so residents and storefront tenants stay put. We coordinate roof access with your super or building manager.
