Payment schedule

When each payment is due

Payments follow the work, in four stages the contract lists before day one.

  1. No charge

    Free written estimate

Start by booking a site visit. The itemized estimate that follows costs nothing and carries no obligation.

  2. On signing

    Deposit on signing

This orders your materials, so membrane, insulation and flashing are on hand for the start date.

  3. Larger jobs

    Progress payments

On larger jobs they fall at agreed stages, such as tear-off finished or new insulation down.

  4. On completion

    Final payment on completion

Due only after cleanup and a walk-through of the finished roof with you.

Terms by job

Payment terms by type of job

Terms scale with project scope, and bigger jobs spread payment across the work. Before choosing how to pay, compare what commercial repairs usually cost.

Board projects

For co-op, condo and building boards

Our estimate lists tear-off, insulation, membrane, flashing and labor as separate lines, so a co-op or condominium board can vote on the document as written. Apartment, mixed-use, office and retail buildings get the same format.

Work can be phased to match a capital budget or a reserve fund draw: the main roof one year, bulkheads and parapets the next. Progress invoices go to the managing agent or the board, whichever the contract names.
